The math
On a $400,000 home, here’s what each of us takes.
A listing agent
$12,900
+ closing costs
3% ($12,000) plus a $900 admin fee.
Gable
$499
+ closing costs
One flat fee, paid when your listing goes live.
You keep
$12,401
more at closing on a $400,000 home. That’s a kitchen. Or a year of daycare.
What about closing costs and buyer’s agents?
Closing costs are paid either way: title fees, the title company’s attorney fee for preparing the deed, recording fees, your mortgage payoff and prorated property taxes. They don’t depend on who sells your home, and we don’t mark any of them up.
Buyer’s agent pay, if you choose to offer any, is separate under both options and entirely your call. We’ll show you what’s typical on your street.
How it works
Three steps from “thinking about it” to “closed.”
-
01
Tell us about your home
Your address, a few quick questions, and photos from your camera roll.
5 minutes, from your phone -
02
We put it everywhere
AI drafts your listing and preps your photos. At launch, a licensed Texas brokerage partner will review it before it goes on the MLS, Zillow, Redfin, Realtor.com and Homes.com.

Offers, signatures, keys
Showings book through the app. Offers land with a plain-English summary. You sign in DocuSign and we run the closing.
You keep the commission
Why it’s $499
How can it cost $499 instead of $12,900?
A commission is priced as a share of your home’s value, not the work it takes to sell it. We charge for the work, and software does most of it.
Agent fee shown as a 3% commission plus a $900 admin fee. Closing costs are the same either way.
| Home price | Listing agent | Gable |
|---|---|---|
| $300,000 | $9,900 | $499 |
| $400,000 | $12,900 | $499 |
| $600,000 | $18,900 | $499 |
-
01
A flat fee, not a percentage
- Agent
- Paid a share of your price, so a pricier home costs more to sell.
- Gable
- $499 whether your home is worth $250K or $900K.
-
02
Software does the busywork
- Agent
- Hours writing the listing, editing photos, filling in MLS fields and booking showings.
- Gable
- AI does it in minutes. At launch, a licensed brokerage partner will review every listing.
-
03
No offices, franchises or bought leads
- Agent
- Commissions often also cover brokerage splits, franchise fees, offices and paid leads.
- Gable
- We’re online-only, so none of that ends up in your fee.
-
04
No driving around
- Agent
- Showings and open houses add hours of drive time to every sale.
- Gable
- Verified buyers book showings with a smart lockbox code.
So what’s the catch?
- You’re a bit more hands-on. You approve your listing and make the call on every offer, with plain-English help.
- Buyer’s agent pay is still your choice, and it costs the same with us or an agent.
- Closing costs don’t change. Title fees, deed prep, recording and your mortgage payoff are paid at closing either way.
- Cleaning, repairs and pro photos are optional extras, priced separately.
